Many of the consultants around here will give the option to the landowner on
timber sales of a percentage or an hourly rate and let them decide.  When I
refer folks to consultants I point out that the percentage can be viewed a
couple of ways:  the more they mark, the more they get paid...but also, the
better they market the sale, the more they get paid, so if they want to
maintain their reputation, they'll do good marketing and not overmark the sale.
 That's the theory anyways:)
